As a landlord, it’s your duty to make sure the property you rent out is properly maintained throughout every tenancy. For the safety of your tenants, your property and your landlord insurance, it’s vital that the electrical installation is checked and certified.

What the law requires
Since 2020, landlords in England have been legally required to have the electrical installation in a rented property inspected and tested at least every 5 years, and to give a copy of the report to tenants. This applies to most private rented homes, including Houses in Multiple Occupation (HMOs).
Electrical Installation Condition Reports (EICRs)
An EICR is a periodic inspection of all the fixed electrical installations in the property. Our electricians check the condition of the wiring, look for wear and tear, and check for anything that could cause an electric shock or fire. You then receive a clear report of our findings and recommendations.
