Landlord Certificates
It is your duty as a landlord to ensure that the property you are renting out is properly maintained throughout the entirety of a tenancy. For the sake of your property, your landlord insurance & the safety of the tenant, it’s vital that you secure these certificates.
As part of our services, PES Electrical Services can provide three set of certificates:
- PAT Certificates
- EICR Certificates
- Fire Alarm System Certificates
PAT or Portable Appliance Testing is a about checking the safety of portable electronic devices in your property like televisions, kettles, & heaters. Larger devices like fridges, washing machines & dryers also fall under this category. Whilst there are no specific regulations on when these inspections should be done, we recommend that you get PAT tests done on an annual basis.
EICR or Electrical Installation Condition Reports are periodic inspection of all static electrical installations. To make sure that your property is up to standard & is following the latest set of electrical regulations, these periodic inspections should be carried out by a registered electrical engineering contractor like PES Electrical Services. The inspection itself will check the condition of the wiring in your property, check for any wear & tear and check for any potential shock or fire hazards. Our trained electrical engineers will then provide you a report of recommendations which we can then follow up on.
For a House in Multiple Occupation (HMO) it’s required by law that you obtain an Electrical Installation Condition Report every 5 year.
For Single Occupation Rental Properties, there is no legal requirement to obtain such a report BUT it is required that all electrical installations in the the property are in a safe condition at the beginning and throughout the duration of the tenancy which is why PES Electrical Services recommends you obtain these reports every 5 years on way or another by our train electrical engineers.
Fire Alarm System Certificates are obtained through an inspection of all fire alarm systems in a property by one of our electrical engineers. In order to make sure your system is adequately maintained.
